Our management practices are thoughtfully designed to protect your property; procure and retain qualified, long-term Tenants; while keeping a careful eye on your investments! Locally owned and operated – you will never be just “another property” to us!
* You do NOT pay us anything until/unless the property is leased.
* Monthly Management Fees = 8.5% of all collected rent each month.
* Leasing Fee for Full-Service Property Management is equal to 1/2 of one month's rent, or $500.00, whichever is greater.
* Optionally, we can assist you with the turnover repairs for your properties under our management, at an additional fee. This is an optional service.
* We handle the collection of all rents/late fees using an effective and proactive approach.
* We handle all service calls, troubleshooting, inquiries and emergencies. Troubleshooting is important, as that helps prevent unnecessary repair expenses.
* We do NOT charge additional fees for the advertising/marketing of your property or listing your home in MLS (triangle area Multiple Listing Service where thousands of local Realtors may access your listing!)
* We use Professional Photography to ensure your property is showcased in the best way possible.
* Owners and Tenants have their own secure online account to review their financials and documents.
* Rent proceeds are paid to the Owner by Electronic Funds Transfer; Tenants can also pay their rent online and submit maintenance requests online.
* Tenants thoroughly screened with a criminal background check, credit history report with score, employment/income verification and landlord reference(s).
* With the help of our Landlord/Tenant Law Attorney, we can help you evict your existing problem tenants, or help them get back on track!
